Boise, Idaho – Short Sales, Foreclosure, and Loan Modification News

Short sales are one way that realtors can help some people to avoid foreclosure. This is a bit different than a standard home sale. It centers on persuading the bank to go along with the deal. You do this by establishing your financial hardship and by establishing that your mortgage is upside down. Idaho short sales can be requested if your mortgage constitutes more debt than the total market value of your home. In this situation, a realtor is the first person you want to visit. They’ll help you make a convincing case to the bank.

The realtor will usually need some basic financial information to ask for the short sale. This will include the last couple years of tax returns and bank statements for everyone on the mortgage. It will also include a letter that explains the situation. The realtor will help you with all of this. This makes it much more likely that the bank will accept. The fact that the short sale is being handled by a realtor will also make it more likely that the bank will approve. Banks need solid market information about the home and a realtor can provide this.

Sometimes, realtors may recommend making small improvements around the house before the short sale. While this may seem counterintuitive since the bank gets the proceeds from the sale of the home, it’s still worth it. Your fastest way out of the mortgage is a speedy sale of your home. Whatever you can do to help the realtor make this happen for you is a good idea. Your realtor will make sure that your home sale is announced to the right people, meaning those who can actually afford to by the home in short order. Short sales are generally more intense than regular real estate transactions in this regard and you need a realtor who understands how they work.

Your realtor will market your short sale in a way similar to how any home is marketed. Having a lockbox on the door is a good idea. This allows other agents to show the home with minimal hassle and increases foot traffic. The realtor will enter your home in the MLS system so that it is available to everyone who has an Internet connection. They may opt to list it in local publications. They’ll most certainly recommend signage on the front lawn. Technology aside, signage still gives a home a great deal of exposure.

If your home sells, you’ll be able to get out of the mortgage. This means no more paying for an overvalued home and no more facing the stresses that come with not being able to handle your bills. You can arrange a Boise short sale or a short sale anywhere else in the state with a specialist realtor to make all of this go more smoothly. Realtors who handle these transactions know what the banks want to see and give it to them. This helps everything get done more efficiently.

      Tom,
I don’t currently have an agent in your area. I would be willing to make some calls on your behalf and ask some qualifying questions to find someone reputable and who understands how to properly handle short sales if you like.
